When a property becomes vacant we have eight people all advertising extensively for the tenants this greatly increases the speed in which properties are tenanted. We also list our available properties to let with other agents when assistance is advantageous to our owners. We of course still ensure the most suitable tenants are selected.
We subscribe to "Agent Online" providing owners the ability to view their property maintenance and their tenants rental payments online at any time.

Comprehensive Reference Checks
All prospective tenants are subject to thorough credit checks through Veda Collection Services. Veda has built a solid reputation for having
the largest database in New Zealand. This tenancy service gives greater
assurance when making letting decisions. We also use our own tenancy
agreements, which give our landlords a stronger position in the event of
tenancy difficulties.
Monitored Rent Payments
Rent payments are carefully monitored and arrears are followed up
diligently at all times. We enjoy an excellent reputation with the Tenancy
Tribunal and our knowledge of the legislation helps us to minimize rent loss.
Prompt Landlord Payments
All income and expenditure is recorded in our in house computer system. A
monthly statement of account is provided. We pay our landlords at the
beginning of each month by direct credit and provide detailed monthly
statement showing all transactions and rent status. We provide mid monthly
payments on request.
Cost Effective Repairs and Maintenance
Price, quality of work, and efficiency are the key factors we strive to
achieve. In accordance with your instructions we usually use owner
operator trades people and prefer to work on a quotation basis. Our volume
of work enables us to provide a cost effective service. We are happy to
arrange and supervise refurbishments and renovations. Owners are also
welcome to attend to their own repairs.
Bond Collection and Control
Bonds are legally required to be paid to the Ministry of Housing within 23
working days of receipt. We collect 2-3 weeks bond and 1-2 weeks rent in
advance at tenancy commencement. We also carry out a thorough property
report, which we refer back to following an end of tenancy inspection. Fair
deductions are made where they are appropriate.
Internal Property Inspections
In addition to a thorough report at the commencement and termination of a
tenancy, we carry out internal inspections of your property approximately
every twelve weeks. We send you a copy of the report with our comments
and recommendations. These frequent inspections we believe are essential
for quality property management.
Local Council Rates and Auckland Regional Council Rates
These accounts can all be paid by our company on your behalf on request.
Fulfilling Legislative Requirements
Residential landlords face a legislative minefield. While the Residential
Tenancies Act 1986 is our main legal reference, consideration and
awareness of other Acts is also important. These include: The Race
Relations Act, The Fair Trading Act, The Commerce Act, The Real Estate
Agents 1976 Act, The Swimming Pool Act and The Building Act. We
endeavour to consider and observe relevant requirements, as they are
appropriate to your tenancy and property.
Water Rates
Are payable by the tenant on a user pays basis on all tenancy agreements.
The main requirement is that each dwelling must be separately metered.
Rent and Sales Appraisals
Our services include free rent appraisals. We can also recommend known
top performing Sales agents if you are considering selling either
Residential or Commercial Property.
Charges
We are performance paid by only being entitled to fees from payments that
we collect from tenants. Our standard collection fee is 8% plus GST. Our
fee is negotiable for Landlords who have over 3 properties with our
company, to acknowledge the cost effectiveness of volume and the
efficiency that we achieve through one Landlord contact. Regular
inspections are a significant part of our service, charged at $35.00 plus GST
per inspection.

responsibilities and your requirements. We undertake to report and
